If the past peak development stage, from individual commercial streets to large shopping malls, reflected the abundance and diversity of goods in the material age; then the future shift from large shopping malls to open, inclusive, and naturally boundless commercial forms represents the exploration of individuality and value recognition in the spiritual age, placing people at the center.

This means that the efficiency-driven society will be replaced by a slower pace of life. People will spend more time obtaining fewer, more satisfactory material goods, shifting their focus from grand narratives to the minutiae of daily life, from material goals to experiential processes, and from adhering to existing external standards to resetting their own standards and self-identity.

For example, the rise of creative home bloggers and handmade artisans on social media… They have gained widespread popularity through products that meet the needs of specific groups, high-quality materials at a good price-performance ratio, and a comfortable production process. In addition, some people have attracted attention through unique lifestyles, such as traveling in an excavator, filling in "pits" while enjoying the scenery and traveling; or a Gen Z individual who disregards external opinions and makes a living by collecting garbage, etc.

Just as plants and animals in nature thrive in their own ways, individuals in this era will also draw life inspiration and energy from "nature" to nourish themselves. Similarly, park-style commercial complexes, rooted in the concept of natural ecological cycles and possessing vitality, may become the ultimate form of global commerce. They will lead people to explore better lifestyles and live more freely with more advanced concepts and higher-dimensional approaches.

So, what exactly is park-style commerce? According to Zou Yi, a "Real Estate Observer," park-style commerce can be divided into three categories:

The first category is watchful park commerce, with the best areas for these projects being parks in the central urban areas of large cities;

The second category is immersive park commerce, with Yuanye as a representative project;

The third category is aspirational park commerce, mainly characterized by ecological green spaces and park-like settings, with these settings typically accounting for around 40%.

From a city perspective, the park commercial sector has clearly been firmly "grasped" by Chengdu. The success of projects such as Port Exchange and Regular Yuanye has showcased the unique charm of park commerce, while new projects such as Luhu CPI, Chengdu cypark, and Chengdu Guanghuan mark further expansion in this field. Even more anticipated is Chengdu Tianfu Zhaoshang Garden City, which will debut in December this year as the "first ultra-large park commercial complex in China". In addition, Ningbo and Quzhou each have two park-style commercial projects entering the market, while Shenzhen, Shanghai, Beijing, Hangzhou, Changzhou, Suzhou, and Fuzhou each have one project entering the market.

From the perspective of commercial forms, these upcoming park commercial projects also have their own unique characteristics. For example,

  • Shenzhen Bank of China Plaza will create a local natural museum in a three-dimensional park enclosed by buildings;

  • Ningbo New World THE PARK by K11 Select, which features "half commercial, half park," will use a central park to achieve multi-block linkage;

  • Hangzhou Infinite Park allows urban business offices to adopt a green and ecological "oxygen-rich" mode;

  • Chengdu Tianfu Zhaoshang Garden City explores wild and fun social experiences in a "super park";

  • Beijing D.P.ONE Yuan Xin hides its commercial spaces beneath the park;

The project incorporates elements of Shenzhen's local natural landscape, such as wetlands, hills, caves, rocks, and coastlines, into its architectural space design. Combined with sound, light, and electrical technologies, it creates a core scene—a 27,000㎡ Shenzhen local natural museum. In the future, the museum will provide local natural science education, allowing people to appreciate the charm of Shenzhen's local ecology in a more natural atmosphere and unleashing the social value of commerce.

In addition, with the addition of three core spaces—"Migration Paradise," "Symbiosis Realm," and "Discovery Forest"—and five characteristic scenes—"Free Valley," "Natural Fun Park," "Vibrant Oasis," "Leisure Camp," and "Energetic Rooftop"—it hopes to create a strong social 24-hour three-dimensional park that encompasses people's expectations and imaginations for life.

As the nation's first natural park-style commercial project, it will feature four major spaces: a wild "experimental field," a super "experience field," a cute pet "fun field," and a fireworks "food field." More than 100 brands will be introduced, including over 30% "wild" brands such as flagship stores, innovative concept stores, themed image stores, and specialty owner-operated stores, and 70% of brands that perfectly meet diverse consumption scenarios.

Currently, WaiYe has reached strategic partnerships with multiple brands, including Jiangsu's first Pizza Hut park-themed concept store, Suzhou's first indoor ocean exploration museum "Underwater World," and Suzhou's first pet travel photography and pet tourism, forming the first batch of strategic cooperative "flagship" brand matrix. At the same time, Candy World, Suzhou's largest one-stop indoor family entertainment center, self-operated by Suzhou Amusement Park, will also meet visitors.

At the press conference, the "WaiYe Station" appeared for the first time.

Conclusion

With its unique model that deeply integrates commerce with culture, nature, and life, the park-style commercial project precisely responds to people's needs for a slow life and personalized experiences, and aims to become an important social center in the city.

We also look forward to these new projects bringing more new inspiration to the development of urban commerce, building a richer consumption ecosystem, and leading the upgrading and iteration of the domestic commercial ecosystem.
